What real estate photography services does HomePics360 offer?
We offer a full suite of real estate media services: HDR interior and exterior photography, aerial drone photography and video, 3D Matterport virtual tours, twilight photography, video walkthroughs, 2D/3D floor plans, virtual staging, property websites, and complete marketing kits. Individual services start at $225 for HDR photography. For agents who want everything in one booking, bundle packages start at $400.
What is included in the Premium Package?
The Premium Package starts at $400 and includes full HDR interior and exterior photography, aerial drone photos, 3D Matterport virtual tour, property website, and a complete marketing kit (social reels, print-ready flyers). It’s the most popular option for agents who want a complete listing media package in one booking.
Do you offer commercial photography?
Yes. Commercial property photography is available at $15 per photo. This covers retail spaces, office buildings, restaurants, and other commercial properties throughout Greater Los Angeles.
Do you offer virtual staging for vacant properties?
Yes. Virtual staging is available at $35 per photo as an add-on, or $45 per photo as a standalone service. We digitally furnish empty rooms to help buyers visualize the space. In compliance with California AB 723, we deliver both the staged and original unaltered versions of every virtually staged image.
Are you FAA certified for drone photography?
Yes. HomePics360 is FAA Part 107 certified and carries all required authorizations for commercial drone operations. For properties near Burbank Airport (BUR) or Van Nuys Airport (VNY), we obtain the necessary LAANC airspace authorizations in advance at no extra cost to you.

How is square footage determined for pricing?
Square footage is verified from public MLS records to ensure accurate and consistent tier pricing for every client. You do not need to self-report the property size at booking — just provide the property address.
Do you charge a travel fee?
No travel fee applies for properties within 30 miles of Granada Hills, CA. This covers the full San Fernando Valley, Beverly Hills, Santa Monica, Culver City, Marina del Rey, and surrounding communities. A modest travel fee may apply for properties beyond this radius — contact us to confirm before booking.
Is bundling services cheaper than booking separately?
Yes — always. Adding drone, twilight, or a 3D virtual tour as an add-on to an existing shoot is significantly cheaper than booking each as a standalone session. For example, drone as an add-on is $85 versus $150 as a standalone. If you know you want multiple services, book them together at the time of the original appointment.
Do you offer volume pricing for agents with multiple listings?
Yes. Agents with consistent listing volume in Greater Los Angeles can contact us to discuss volume pricing and priority scheduling. We work with several teams across the Valley and West LA on a recurring basis.
BOOKING & SCHEDULING
How quickly can I schedule a shoot?
Most appointments are available within 24 to 48 hours. For urgent requests, call or text us directly and we will do our best to accommodate same-day or next-day availability. Weekend appointments are available and book out faster — aim for 5 to 7 days advance notice during peak listing season.
How do I book a shoot?
You can book directly through our online scheduling system at homepics360.com, or by calling or texting us. At booking, provide the property address, which services you want, and your preferred date and time. We confirm availability immediately.
Do I need to be present at the shoot?
You don’t need to be there, but someone who knows the property should be available. If you’re not attending, make sure the seller knows to have the property fully prepared before we arrive. If there are specific features you want prioritized — a renovated pool area, a view from a specific window — let us know at booking.
What should I do to prepare the property?
The property should be completely photo-ready before we arrive. This means all surfaces cleared, personal items removed, every light on and working, beds made with fresh linens, cars out of the driveway, lawn mowed, and pets secured. Share our complete room-by-room preparation checklist with your seller at homepics360.com — send it several days before the shoot, not the morning of.
SHOOT DAY
How long does a shoot take?
Most residential shoots take 1.5 to 2 hours depending on property size and services booked. Drone adds approximately 15 to 20 minutes. A 3D Matterport scan adds 30 to 60 minutes. Same-day twilight as an add-on adds approximately 20 to 30 minutes after sunset.
Can twilight photography be done the same day as the main shoot?
Yes. Twilight photography can be booked as a same-day add-on. We complete interior and exterior daytime photography first, then return or wait for the golden hour window after sunset. Same-day twilight add-on is $85. West-facing properties at golden hour are particularly spectacular — it’s one of our most popular add-ons.
What if the property is not ready when you arrive?
We photograph what is available and proceed on schedule. We cannot hold or extend the shoot time for preparation. Rooms that aren’t ready may not be covered. If we arrive and are unable to complete the shoot due to issues such as lack of electricity, no interior access, or other property-related obstacles, the shoot will be canceled and a $100 scrap shoot fee applies before any new appointment can be scheduled.
DELIVERY
How long does photo delivery take?
Standard turnaround is 24 hours after the shoot. You’ll receive a download link with all edited, MLS-ready photos formatted for both web and print. Same-day rush delivery is available for an additional $50 — let us know at booking to confirm availability.
What format are the photos delivered in?
Photos are delivered in two sets: high-resolution files for print and MLS-optimized files for online listings. All files are delivered via a private download link. No resizing or reformatting required on your end.
How long is the 3D Matterport tour hosted?
3D Matterport tours are hosted for 6 months from the shoot date. Hosting extensions are available if you need the tour kept live longer — for a slow-moving listing or for your own portfolio. Contact us for extension pricing.
POLICIES
What is your cancellation policy?
Cancellations and rescheduling with more than 24 hours notice carry no fee. Cancellations or rescheduling with less than 24 hours notice may incur a $50 fee. No refunds are provided on completed services.
What happens if I miss my appointment?
If you miss your appointment or arrive so late that the shoot cannot proceed, a $100 fee applies and must be paid in full before rescheduling. We make every reasonable effort to contact you if we cannot gain access to the property.
What is your reshoot policy?
If we are unable to complete a shoot due to property-related issues (no electricity, no access, property not ready), a $100 scrap shoot fee is charged before a new appointment can be scheduled. Rooms that are not ready when we arrive may not be included in the final gallery. A reshoot of missed areas is treated as a new session at the applicable rate.
California AB 723 & Compliance
What types of edits require disclosure under AB 723?
Virtual staging (digitally added furniture or decor), sky replacement, object removal (power lines, vehicles, trash bins), grass greening, adding digital fire or water, and any AI-generated changes to the physical appearance of the property all require disclosure.
What editing does NOT require disclosure?
Standard professional photography adjustments are exempt: exposure and brightness corrections, color correction and white balance, HDR blending of multiple exposures, lens distortion correction, straightening, and cropping. These produce an accurate representation of the property and do not require disclosure.
How does HomePics360 support AB 723 compliance?
Our standard HDR workflow is fully exempt from AB 723 requirements. For virtual staging, we deliver both the staged and original unaltered versions of every image, clearly labeled in your delivery gallery. This gives you everything needed to comply with the law’s disclosure and unaltered-image access requirements. The responsibility for posting the disclosure in your MLS listing rests with the listing agent and broker — we make the process as straightforward as possible.
