PHOTO SESSIONS AND APPOINTMENT TIMES
Appointment times are available Monday through Friday. Appointment times after 4 pm are reserved for twilight photo shoots only.
MORNING PHOTO SHOOT: The morning time slot is typically 10 am, but may be earlier depending on the photo package purchased.
AFTERNOON PHOTO SHOOT: The afternoon time slot is typically 1pm, but may vary slightly depending on the time of year.
LATE AFTERNOON PHOTO SHOOT: The late afternoon time slot is typically 3pm, but may be slightly later depending on the time of year.
TWILIGHT PHOTO SHOOT: The twilight time slot is at sunset and requires the purchase of a twilight photo package.
If your home faces east, we recommend a morning appointment. If your home faces south, a morning or afternoon time slot is appropriate. If your home faces west, an afternoon photo session would be the best choice. For northern facing homes, please feel free to contact me to discuss your options. In order to minimize photo shoot time it is important that your property be “photo-ready”, when I arrive. In order to service all of my clients in a timely and professional manner, your appointment will include an allotted amount of time for your photo session.
- Your home will be shot at its present condition.
- The property must be photo-ready upon arrival.
- I do not provide any cleaning, moving or home staging services.
- Failure to have your home photo-ready may impact the number of photographs taken.
- The agent or agent’s representative should be present for the photo shoot.
Customer and Homeowner Obligations
Preparation & Privacy Guidelines
To ensure the best results from Homepics360 services—and to protect our team, homeowner privacy, and overall safety—customers and homeowners agree to the following:
Pet Safety: Pets, especially dogs, must be secured or removed from the property during the shoot.
Property Preparation: The property should be clean and photo-ready. HOMEPICS360 photgraphers are not responsible for moving or arranging homeowner belongings. The space will be photographed in its current “as-is” condition.
Privacy & Security: Personally identifiable or sensitive items (e.g., diplomas, certificates, visible passwords, credit cards, checkbooks, gift cards, employee records, or other private materials) should be removed from view. Our high-resolution images may clearly capture these details, and failure to remove them could pose a risk of identity theft or other security concerns.
If you would like any photographs, videos, or 3D Matterport tours removed from the internet, you must provide written instructions. Otherwise, content will remain active indefinitely at our discretion. We may also remove content upon notification that the property has been sold.
MATTERPORT SPACE HOSTING
HOMEPICS360 will host your 3D tour or 3D Showcase Tour for 6 months from the date of Service. Additional months may be requested by You, and paid for by You, prior to the expiration of the 1 month hosting time frame. Find hosting prices at www.homepics360.com. Hosting is charged in advance in 1 month increments. There will be no refunds or credits for partial months of hosting service. If you do not pay for additional hosting time after your initial 6 months has expired, or you stop paying a hosting fee in the future, you agree to your 3D tour and/or 3D Showcase Tour will be archived. The archived 3D tour can be reactivated for $75 or transferred to an account of your choosing at no charge. If HOMEPICS360 chooses to keep the tour online, you consent to HOMEPICS360 placing any of its advertising or logos, or third party advertising, on your virtual tour pages.
Accuracy of Floor Plans and Property Measurements
HOMEPICS360 does not guarantee the accuracy of floor plans, measurements, or square footage displayed on its website or through its services. All measurements provided are approximate and may not reflect the actual dimensions of the property.
HOMEPICS360 expressly disclaims any liability for reliance on these measurements by real estate professionals, buyers, sellers, or any third parties. Buyers are solely responsible for verifying the accuracy of square footage and should confirm all measurements directly with the seller or appropriate professionals.
Do not rely on Homepics360 floor plans or measurements to determine property value or make any real estate purchase or sale decisions.
Accuracy of Open Homes Photography Content
All content on HOMEPICS360.com — including but not limited to photography, videography, virtual staging, and Matterport — is intended solely for real estate marketing purposes. Visual media may be edited for aesthetics, including adjustments to distortion, color, lighting, weather conditions, alignment, and the removal of objects such as cords, cars, or clutter.
Homepics360 does not guarantee the accuracy or realism of any visual content presented and expressly disclaims any liability for reliance on such content by real estate professionals, buyers, sellers, or other third parties.
Do not rely on the accuracy of Homepics360’s visual content when making purchasing or investment decisions.
TRAVEL FEES and PARKING
I offer real estate photography in Los Angeles via local service area. Local service area includes a 30 mile range from Granada Hills. Properties located outside of the local service area will incur a travel fee. Travel fees are calculated via Google Maps and are based on the distance from Granada Hills, to the client’s property. Travel fees calculated during checkout. If guest parking or free street parking is unavailable, clients will be responsible for any parking fees incurred by photographer to park in a nearby parking lot. See the Travel Fees map below.

NO SHOWS/LATE SHOWS/SCRAP SHOOT
If HOMEPICS360 arrives at a property and is unable to gain access, we will make every reasonable effort to contact you and resolve the issue. If you miss your appointment or arrive so late that the shoot cannot proceed, a $100 fee will apply and must be paid in full before rescheduling. Additionally, if we arrive and are unable to complete the shoot due to issues such as lack of electricity, no interior access, or other property-related obstacles, the shoot will be canceled and a $100 scrap shoot fee will be charged before any new appointment can be scheduled.
CANCELLATIONS and RESCHEDULING
No refunds are provided. Service may be Canceled or Rescheduled without penalty provided it is done with more than 24 hours advance notice. A fee of $50 the service cost may apply to Cancel or Reschedule a photoshoot with less than 24-hour notice. Please contact me at least 24 hours prior to the photoshoot to cancel your appointment to avoid a cancellation fee.
WEATHER AND HAZARDOUS CONDITIONS
In the case of high winds, thunderstorms, or other hazardous conditions, the photographer reserves the right to determine if proceeding with the shoot is possible. Client must call one (1) hour ahead to discuss current weather conditions and if negative weather could impact the photoshoot they may reschedule for no additional fee. It is at the client’s discretion to determine whether to reschedule or accept the risk that the photoshoot may result in certain undesired images or have other services missing. In the case the photographer needs to return in order to finish the assignment, the client will be responsible for the additional expense.
Turnaround Times
The turnaround times for our respective services are as follows:
- Photos, website, 3D Matterport, Aerial photos, 2D floor plans between 9am – 2pm (properties under 5000sqft) Monday through Friday are guaranteed the day following the appointment.
- Photos, website, 3D Matterport, Aerial photos, 2D floor plans after 3pm are available the afternoon following the photoshoot. Evening appointments on Friday are guaranteed on Monday morning.
- Video and Aerial Video turnaround are available within 72 hours of service date/time. Appointments on Friday are guaranteed on Monday morning.
- Virtual Staging photos and 3D floor plans are available within 48 hours of service date/time.
- Any services performed on the weekend will be delivered on a following weekday.
If HOMEPICS360 experiences issues with images, processing or turnaround time, we will contact you via email or text to notify you of expected delays or rescheduling prior to guaranteed time
REFERRAL PROGRAM
Let’s help each other grow! When you refer someone to HOMEPICS360, you’ll receive a $50 discount on your next job as a thank-you. The discount will be applied after the referred client’s shoot is completed. It’s our way of showing appreciation for your support—because great work deserves to be shared.
Photo Ownership & Usage Policy – Homepics360
All photos taken by HOMEPICS360 are protected by copyright law and are owned by the photographer from the moment of creation. Clients do not own the images—they are granted a limited-use license for marketing the property while the listing is active. Photos may be used on MLS, print, and digital media, but cannot be sold, transferred, or reused by other agents, homeowners, or third parties without the photographer’s written permission.
Photos may only be re-licensed (for a fee) to another agent if the original agent agrees, but re-shooting is preferred. Builders, stagers, designers, and homeowners must contact Homepics360 directly to obtain commercial or additional licensing.
Homeowners may request copies for keepsake purposes only. If they choose to sell on their own or relist with a new agent, a new license must be obtained.
Unauthorized use of photos, including sharing, republishing, or removing watermarks, may result in legal action, including fines or lawsuits. All parties—agents, clients, and homeowners—are responsible for understanding and complying with these terms.
